Located on the edge of Aviemore village in the heart of the Cairngorms National Park, this well-equipped house combines outdoor adventure with cosy indoor comforts. Directions

Travel north on the A9 and exit at the sign for Aviemore. Continue through the village towards the northern outskirts and after passing Grampian View turn left into Old Meall Road then right into Allt Mor. Take the first right and continue straight.

Walk through

Kitchen/breakfast area

Step through the front door and you are immediately drawn by the inviting aroma from the kitchen where a delicious  home cooked meal awaits you in the slow cooker.On the table you will find a box of breakfast foods for your enjoyment in the morning.Looking around the kitchen there is a 9 seater breakfast table plus an abundance of appliances including the obvious ie cooker fridge/freezer dishwasher toaster and microwave together with an air fryer slow cooker coffee making machine ice making machine and a pizza oven.Leading off this is the utility room with a washing machine tumble dryer sink and a wine fridge together with a stock of cleaning products.In the cupboards there is a large selection of crockery and utensils.The double French doors lead out into the garden.

Lounge/dining area

Returning to the large lounge and dining area you will see that a fire has been laid in the log burner ready to light and there is a further supply of logs and kindling in the baskets.Three comfortable reclining sofas and a 55ins tv with a full sky Q package await your enjoyment.There is also an electronic board games full screen table for your enjoyment.The dining area  features a large 9 seater table and a music centre.The double French doors lead into the front garden.You will also find the house guidance book together with information and maps for all local shops restaurants takeaways and local attractions.There is also a binder featuring local walks and bike rides together with detailed instructions for our outdoor games.

You will notice the pleasant temperature in the house which is served by Underfloor heating giving a constant 20c all day and night.

Hall/ground floor bedrooms

In the hall you will find a selection of games and books.

Leading off the hall is a full bathroom with a separate rain and hand shower cubicle.There are 2 bedrooms off the hall,a twin bedded room.with sky Q tv and a hair dryer and an ensuite double bedroom with a rain and hand shower which features tea/coffee making facilities hair dryer and  sky Q tv.Both bedrooms have ample storage and cupboard space.

First-floor bedrooms

Taking the stairs to the first floor you will find two large bedrooms.The first is a king sized double with tea/coffee making facilities hair dryer and sky Q tv.This room houses the infant facilities (travel cots highchairs and stairgates),the cupboards also contain the +1 single foldaway bed and bedding.There is also a couch for your comfort.Adjacent to this is a bathroom.The landing features a reading area.The second is an ensuite king sized bedroom featuring a rain and hand held shower with a couch, hair dryer, skyQ tv and tea/coffee making facilities.Both bedrooms have ample storage space.

Garden

Wander back down into the garden and you will notice that it is fully fenced making it secure for children and pets.A BBQ and seating area are conveniently placed as is the private hot tub which is available all year round. An outside storage container holds a variety of outdoor games including basketball archery badminton swingball quiots boules and tumble bricks.

Games room

Step inside the games room and you will enjoy the infra red sauna, 7ft slate bed pool table,air hockey,table tennis, table football,darts  a retro electronic games table for two with over 100 games to play and a selection of sledges for winter.

Bike hire

We have a selection of adults and childrens bikes for hire on site subject to availability together with a double seater bike trailer for toddlers and small children.Details are in the house book

Health and safety

We take your health and safety seriously whilst you stay with us so please read the fire safety notices in the house and the hot tub health and safety guidance.

We decided to continue with our own Covid safety measures and so our cleaning regime is finished with a complete fogging of the house with anti viral chemicals before leaving.Guests have automatic entry via a keybox and no face to face meetings take place.We are however always available to deal with any queries or emergencies on 07969277529.

An excellent holiday. Our favourite so far. With a young son, the closeness to local amenities was a huge plus. With a puppy there were plenty of walks for his lowered level of exercise need and an abundance of higher level for our senior dog. The house was beautifully kept and the hot tub, games room and sauna a lovely treat. A welcome meal of chilli con carne followed by sticky toffee pudding was very well received and absolutely delicious. Thank you for the most wonderful holiday, the beautiful house absolutely made it the most wonderful experience. We definitely recommend
